Planning Board

The Planning / Land Use Board is responsible for administering the community’s land use regulations in accordance with the New Jersey Municipal Land Use Law. It establishes its own bylaws and procedures, elects officers, and may hire professional staff and consultants as needed. The Board oversees preparation of the Master Plan, reviews subdivisions, site plans, conditional uses, and amendments to the Official Map and Zoning Ordinance, and helps develop the municipal capital improvement program. The Board conducts simultaneous reviews of related applications and is empowered to approve or deny development proposals as prescribed by law. When designated to also serve as the Zoning Board of Adjustment, it hears appeals of zoning decisions, interprets zoning regulations, and considers both bulk (“c”) variances for hardship and use (“d”) variances for special reasons.

The Planning Board shall exercise its power in regard to:

  • The Master Plan pursuant to;
  • Subdivision control and site plan review pursuant to ;
  • The Official Map pursuant to;
  • The Zoning Ordinance including conditional uses pursuant to;
  • The capital improvement program pursuant to;
  • Variances and certain building permits in conjunction with subdivision, site plan and conditional use approval pursuant to;

The Planning Board may:

  • Participate in the preparation and review of programs or plans required by State or Federal law or regulation;
  • Assemble data on a continuing basis as part of a continuous planning process; and
  • Perform such other advisory duties as are assigned to it by ordinance or resolution of the governing body for the aid and assistance of the governing body or other agencies or officers.

Other functions: Exercise such other duties as may be assigned to it by ordinance or resolution of the governing body and perform such other functions as may be authorized by the New Jersey Municipal Land Use Law (P.L. 1975, Chapter 291) and other State statutes and administrative regulations. The Planning Board shall approve or deny applications as prescribed by law.
