Notice is hereby given that the Borough of Bound Brook (the "Borough") is requesting letters of interest and qualifications from qualified redevelopers to redevelop the properties located in the downtown area of the Borough for mixed use development, some of which are identified on the tax map of the Borough as Block 1, Lots 43, 44, 53, 54, 55, 56.01, 56.02, 57 and 70. Attached is a map depicting the properties identified above. The properties are owned by the Borough, New Jersey Transit and private property owners, and include the Bound Brook train station. The Borough is seeking redevelopers who will redevelop the properties for vibrant mixed use development consistent with the Downtown Urban Design Plan, dated August 2010 and prepared by the Regional Plan Association, which Plan as been adopted as part of the Borough's Master Plan. The Borough's downtown area is a designated Redevelopment Area and while there is an existing Redevelopment Plan for Redevelopment Area, it is dated and will require amendment. Therefore, the Borough is seeking alternative development concepts that are generally consistent with the smart growth principles for transit oriented development and with the Downtown Urban Design Plan. There are additional properties in the Redevelopment Area that may be available for redevelopment. The Redevelopment Area is strategically located on Main Street in Bound Brook. Bound Brook is located at the crossroads of Interstate 287 and State Highway Rt. 22 and is convenient to shopping recreation, and entertainment. At the heart of the downtown is the Bound Brook train station on the Raritan Valley Line of N.J. Transit, which connects commuters to Newark Penn Station and New York Penn Station. A key element in supporting downtown redevelopment is the US Army Corps of Engineers construction of flood control improvements which will be completed in 2012. The improvement include a series of levees, walls and pump stations to provide 100-year flood protection in and around the downtown area of Bound Brook, more than 90% of which have already been completed. The Borough recognizes the difficult economic times and challenges to development and therefore, is willing to consider the use of any and all viable development tools and alternatives to encourage and support the redevelopment of properties in Downtown Bound Brook.
